Grayhawk Condo Renovation

The Grayhawk renovation project was designed in 2024 as a single-condominium renovation which opens up the space and modernizes it according to a client's budget and needs. The purpose of this project was to create multiple design options to accommodate different budgets, and create an interior/exterior vision of what the renovated residence would look like compared to the original.

The removal of the fireplace and wall separating the foyer from the nook were crucial parts in dramatically changing the feel of the space. Transforming bed 1 from an office space to a more traditional bedroom increases privacy of the entire space, and makes it feel larger by only moving one door.

Utilizing every inch of the space was an important goal as older residences typically are designed with lots of void space. Staying within the original footprint and only adding minor changes to the floorplan completely improves the functionality of the space, while also making it more aesthetically pleasing.

Project Goals

The main goal of this project was to ensure that the client was given a design that he wanted to move forward with.

Using colors and styles of finishes already existing in the clients apartment was an important step in saving time and money, as well as making him feel comfortable in the residence.

I worked closely to determine what the most important parts of this renovation were for him, and what he may want to change in the future as well. The most important things were to remove the wall separating the foyer and breakfast nook, move the bed 1 door to another wall, create more pantry space, and add in a larger kitchen island.

This list was very achievable as the wall being removed was not weight bearing, and the pantry space could be created by removing the outdated built-in entertainment center.

In the finished design (option 2 being the chosen design), every one of the client's wants was addressed. The backyard is a major part of the exterior renovation, but was kept as unchanged as possible because the client expressed a want to add a pool in the future. The renovated backyard would allow the client to remove only part of the slab, some of the already existing landscaping, and easily put in a pool without needing to completely renovate the patio area again. 

These renovations all fit within the client's budget, but ultimately the purchase fell through with the seller and could not be realized.

Bathroom

The goal for this room was to make it feel more clean, cozy, and luxurious. To achieve this, a soffit above the shower was added to enclose the shower space more. Adding a recessed light fixture in the center of the soffit adds a warm light making the entire space feel more cozy. 

The color palette is a simple white, black, and soft blue to add color without overpowering the others. The white ensures the bathroom feels cleaner, and the color darkens the shower to feel more enclosed. Overall the room has a more thoughtful and luxurious look without moving any fixtures or walls.
